One Bangkok: Transforming City’s Business Landscape

In Bangkok, a transformative development known as the One Bangkok project is poised to redefine the city’s skyline and establish a new Central Business District (CBD) along the Rama IV Road corridor. Spanning from the Queen Sirikit National Convention Centre to the Samyan Mitrtown area, this ambitious endeavor is spearheaded by Fraser Property Ltd under the guidance of CEO Panote Sirivadhanabhakdi. Announced on Wednesday, the project promises to inject vitality and innovation into the heart of the Thai capital.

A standout feature of the One Bangkok project is the creation of a pedestrian boulevard that stretches 250 meters in length and 33 meters in width, adjacent to Lumpini Park. This green artery, set to be lined with golden trees that flourish in April, aims to be a year-round draw for both locals and visitors, enhancing the urban landscape with natural beauty.

During his speech at the Prachachat Business Forum 2024, Sirivadhanabhakdi highlighted the project’s vision to blend cutting-edge smart city features with sustainable design, thereby crafting an environment that is not only technologically advanced but also environmentally responsible. The One Bangkok initiative is slated to open its doors in late 2024, marking a significant milestone in the city’s development. It is envisioned as a dynamic mix of commercial, residential, and recreational spaces, encompassing two million square meters of meticulously planned area. The CEO expressed his belief that One Bangkok would symbolize the heart of the city, reflecting the dedication poured into its creation.

The first phase of the project, expected to be unveiled in October, includes the completion of two office buildings and the opening of two prestigious hotels: Andaz Hotel and The Ritz-Carlton. Additionally, shoppers will have access to two retail zones, one of which features a 5,000 square meter duty-free shopping area operated by King Power Group. The project will also introduce three luxury residential towers, providing ample parking for vehicles and buses to accommodate the anticipated influx of visitors and residents.

One Bangkok is distinguished by its commitment to sustainability, achieving LEED for Neighborhood Development Platinum certification, a first in Thailand. It also boasts WiredScore Platinum and SmartScore Platinum certifications, marking it as a leader in the Asia-Pacific region for its integration of smart technologies and adherence to WELL standards for health and wellness.

Sirivadhanabhakdi is optimistic about the project’s investment potential, drawing comparisons to Singapore’s real estate market and highlighting Thailand’s growth opportunities. The development’s large office spaces, bolstered by government initiatives, have already attracted international companies looking to expand their presence in Thailand.

Strategically integrated with Bangkok’s public transportation network, including two MRT Blue Line stations, One Bangkok is set to enhance the city’s connectivity and support its expansion into denser population areas. With an expected average of 90 million visitors annually, the project is anticipated to become a bustling hub of activity, attracting a diverse array of businesses and enriching the urban experience in Bangkok.

Officials and business leaders attending the forum echoed the sentiment of anticipation and support for this groundbreaking project, signaling a bright future for Bangkok’s development trajectory.
